Cadence: Avande Select begins work on prestigious Kings Cross development
We are delighted to announce that the build phase of this highly prestigious development, in an iconic location, is underway.
Cadence consists of two residential buildings created in partnership by King’s Cross Central Limited Partnership (KCCLP) and the company’s agent Knight Frank LLP. Developed by Argent and delivered by Laing O’Rourke, The development represents a major milestone in the redevelopment of this historic and pivotal area of London.

The Avande Select portal creates a risk free and efficient way for developers to introduce smart home enhancements to their projects by creating a direct path between the homeowner and the smart home provider. Each occupier can use the Avande Select portal created exclusively for their site and their home to choose smart home and entertainment enhancements. The entire transaction including payment, installation and support takes place between Avande Select and the customer.
Avande Select has been contracted to provide Day 1 and Day 2 technology for this highly sought-after development which consists of two wonderful residential developments Cadence S4 and S5. Day 1 technology will consist of a full KNX building automation system that will deliver control of the environmental controls, door entry and will also be linked to the concierge services of each building. An attractive Zennio A Z41 Pro capacitive touch screen will be installed in each apartment to bring all of the building’s technology under the control of each occupant.
The Z41 Pro is a touch panel which combines great looks with advanced technology facilitating true integration within living environments. Its 4.1in colour display in portrait (3:4) makes control easy and intuitive and the device can also interface via a special App with homeowners’ smart devices offering another point of control for each user. The Z41 Pro also has a built-in temperature probe and motion sensor.
This highly capable piece of technology will also provide a direct connection via a unique QR code to the Avande Select portal that allows each homeowner to select and order whatever smart home and entertainment enhancements they require.
Avande Select are also integrating the technology to automate the metering of energy usage from each apartment, the billing of which is managed by a specialist centralised system, managed by Evinox
The Location
The area offers a huge choice of cultural and entertainment opportunities unique to the area and also has excellent transport links as close by are two mainline stations (King’s Cross and St Pancras), international connections and six underground lines.
Shopping and dining are provided on site by Coal Drops Yard, a new destination with over 50 shops and restaurants in a gorgeous alfresco setting with architecture by Thomas Heatherwick. Also, some of the world’s leading names in the media, creative and technology industries have headquarters close by in the Knowledge Quarter.

Designed by the award-winning Alison Brooks Architects, with interiors by Conran and Partners, Cadence offers a mixed residential building of one, two, three bedroom and studio sized apartments all finished to an extremely high standard including the communal areas, courtyards and private balconies which flow through and unite the project.
Just a few highlights of this beautiful project include signature arches forming a contemporary colonnade, interior courtyard and tranquillity water feature creating a sense of serenity and private terraces which bring a touch of greenery to different levels.
